In today's real estate market it is becoming more and more difficult to buy a detached house in Toronto. Whether you are a 1st time buyer or looking to move from the condo lifestyle in downtown buyers are becoming very frustrated as to where the market is. The average price for a detached house in Toronto is now over 1.2 million and this is just too much for any 1st time or 2nd time buyers. So, what are the buyers supposed to do in a market like this? They must change their line of thinking as to what their needs and wants are. In the past buyers have been able to choose neighbourhoods, properties and be in desired areas. This is no longer the case. Buyers now must decide on remaining in the city in a smaller place or moving further out.

Over the past decade we have seen many city dwellers have begun to move to the 905 area especially in the Thornhill, Vaughan and Richmond Hill area. The main reason is price. In May of 2015 the average price for a home in Vaughan was just over $750,000 and in Richmond Hill over $850,000. This price will give you a detached 3 or 4 bedroom home on a decent lot. 

Many of the reasons that people have stayed away from this move was transportation but with today's Go and bus routes, you can make the city in no time. In the future the TTC subway will reach the heart of Vaughan and Richmond Hill to make commuting even easier. Vaughan and Thornhill are loaded with highways from the 400 to the west, 404 to the east and hwy 407 through the middle of the area. 

These areas offer all the amenities of the city from 5 star restaurants to family boutique shops as well as big box stores and malls. 

Family friendly with all the sports, arts and activities as well as green space in every neighbourhood it offers everything you would need for the families. 

Schools in these areas are the top in fact Thornhill offers some of the top elementary schools and Richmond Hill offers top secondary schools. 15 of the 20 elementary schools have a ranking of over 7.5 in Thornhill and in Richmond Hill secondary schools rank the highest in the Province. 

I know it can be difficult to move from your roots of the city to the suburbs, but in this market it is something to think about.
